Taking over the project at a formative stage from another consultancy, we had less than two months to submit a very comprehensive planning application package for a complex inner city regeneration scheme. The challenge was compounded by the winner of the client’s international architectural design competition having limited retail expertise and none with Tesco and the Council seeking an Environmental Impact Assessment.
The application was submitted on time.
The site was subject to a wider Council Masterplan promoting regular block spacing and routes. We worked with the architects, Mangera Yvars, to manage the impact of the scale of development on this concept. Large scale public spaces were created as a result.
The Council’s Masterplan also intended that retail floorspace be spread across the wider proposed business district thus serving a local function. We successfully demonstrated that the client’s form and scale of retail provision could not be the subject of a valid objection.
