Hartwell wanted to dispose of their commercial vehicle sales and servicing premises with the benefit of a planning consent. Following the successful re-allocation of this 1.45ha site for proposed housing we worked to convince the Council that a higher density scheme (incorporating some four storey elements) would not harm views across the site to the nearby Dunstable Downs.
We then enhanced the scale of overall housing provision by negotiating funding of improvements to the adjacent public park with the Town Council rather than giving land up for on-site open space.
In negotiating the s106 agreement terms, we reduced affordable provision and structured arrangements to facilitate a back to back disposal to Laing Homes.
