Teens Unite, Broxbourne, Hertfordshire
Planning permission was secured for the redevelopment of land at Home Farm, White Stubbs Lane, to deliver The House of Teens Unite, a dedicated residential retreat for young people aged 13–24 who have experienced cancer. This will be the first dedicated facility of its kind in England.
The project presented a unique set of challenges, not least due to the limited availability of professional support typically associated with schemes of this nature. In response, MRPP adopted a highly proactive and hands-on role, extending well beyond the role typically undertaken by planning consultants, with support provided on a pro bono basis to help deliver the charity’s vision. This included coordinating and, where necessary, directly addressing technical matters relating to heritage, landscape impact, lighting, ecology, and wider environmental considerations.
While specialist input was ultimately secured to support elements of the submission, the process required significant perseverance in managing complex consultee responses and navigating evolving technical requirements. Through sustained engagement with the local authority and a solutions-focused approach, MRPP ensured momentum was maintained and a robust, deliverable scheme was achieved.
